About: : Located within the urban hotspot of North Capitol Hill in Denver, this project was a third-generation conversion. Originally turn of the century legislative apartments, then 70’s era office conversion, and now restored to residential apartment units. Due to its location in the highly dense urban core, parking was never provided on-site. Because of the return to the historic use and unit count the property was allowed to maintain a zero-parking space to residential unit ratio. Utilizing originally located residential unit dividing walls, much of the building could remain intact. Taking advantage of existing infrastructure and components such as unit entry doors, pipe chases, fireplaces, and window locations allowed spaces to look and feel intentional.
