Leveraging a height variance was paramount to increasing density and bringing the project strong financial viability. Working in a public/private partnership under a vision to invigorate the downtown area, this community incorporates retail and restaurant space with a plaza, office space, residential units, and a parking garage.</image:caption>

Services: Architecture, Graphic Illustration Density: 7.2 Acres; 25 DU/Acre Data: Garden Apartment Community; 180 Units, (90) 1 -Bed, (72) 2-Bed, (18) 3-Bed, Avg 969 sf/Unit; Parking 1.9/Unit About: Tactically located in a high-growth suburban corridor that hasn’t yet experienced much interest in residential development, the Client looked for creative ways to bring this multifamily project to market. Although the area is experiencing tremendous commercial growth, residential development was difficult to realize financial viability. However, by using an existing design and a HUD guaranteed insured mortgage, this project was able to come to fruition. Teamwork was key and proved very successful using a collaborative approach to design vs. costs, experience in the various municipal agencies, and the HUD process.</image:caption>

Services: Land Planning, Architecture, Graphic Illustration Density: 0.184 Acres Data: Commercial Building; 20,000 sf Office, 975 sf Retail; Parking 1/640 sf About: As a new ground up development, the goal of this project was to create a collaborative workspace for the general contractor Client to house trade and design partners. This was achieved through traditional private floor office units, hybrid co-working stations, and shared common areas and amenities. A land swap and multiple easements provided opportunity for a small, irregularly shaped site to share parking, reduce site improvement costs and maximize buildable area. The architectural solution resulted in a flexible building conveniently situated along a bustling transit corridor.</image:caption>

What an incredible balance - the best of both worlds for future residents. Because of its location along a less traveled street, consideration was made by the municipality to allow 7 private driveways from street onto property, allowing maximum residential density.
